Some of the most special pieces of land in Fredericksburg, Texas and the Texas Hill Country never actually make it to the market.
They start with a conversation.
At the time, I was working with buyers who were looking for land in the Fredericksburg area to build a home. We had driven all over the Texas Hill Country, walking properties and looking at everything that was listed. But nothing quite checked all the boxes.
Around that same time, I had also just helped another client sell a ranch. In passing they mentioned they had another piece of land they might consider selling. It wasn’t listed and they weren’t actively marketing it, but they said they might be open to the right buyer.
So I asked if I could go take a look.
I remember walking up to the top of the hill and just stopping for a minute. The property was still completely covered in cedar, rugged and untouched, but when you reached the top the view opened up in every direction. It was one of those sweeping Texas Hill Country views that makes you pause and take it all in.
I immediately called the buyers and said, “Y’all need to come see this. It’s not on the market, but I think this might be the one.”
They came out to walk the property and saw the same potential.
Like many beautiful pieces of Hill Country land, there were a few details that had to be worked through along the way. Access had to be finalized, utilities had to be coordinated, and there were plenty of conversations before everything could come together. It took patience and cooperation from everyone involved, but slowly the path forward became clear.
Eventually the buyers purchased the property and began imagining what it could become.
Over the next couple of years the hilltop was carefully cleared, opening up the sweeping views that had been hidden beneath the cedar. They worked with an architect to design a home that felt like it truly belonged on the land, something thoughtful, modern, and rooted in the Texas Hill Country landscape.
Today that place is known as Howdy Hill.
What was once a quiet cedar covered hilltop near Fredericksburg, Texas is now home to a beautiful house and a restored Airstream where guests can stay and take in the view. From the top you can see for miles in every direction, one of those rare spots where the Hill Country feels wide open and peaceful.
But I still remember the first day standing there, before any of that existed, when it was just a hilltop and a feeling that it could become something special.
Some places you just know.
Howdy Hill was one of them.
